Our rates include service and tax. Breakfast may be included if applicable or at a supplement. Guests may also use the small Private car Park at the rear of the property, which is for cars and motorbikes only. Please contact us for confirmation of rates as discounts may be offered at certain times of the year according to availability. During High season, and special events we accept minimum two night stay bookings.
TERMS AND CONDITIONS
Your credit/debit card details are merely to secure the booking and there will be no charge made at this point for one room bookings. For us to give you our best rates possible, we prefer all payments by Cash or Bac's. Rooms will be available from 1600hrs on your date of arrival and our LATEST CHECK-IN IS 2000hrs. Checkout on day of departure is by 1000hrs. You have free Internet access via the WI-FI signal in the Guest House.
Loss of or failure to deposit keys on departure of stay will result in a £25.00 charge. Smoking is strictly prohibited throughout the premises; if it is found that a guest, or a guest’s visitor, has been smoking a £120.00 charge will be levied to cover professional cleaning costs of the room. We do not accept pets. Sorry we are no longer able to accommodate persons under the age of 18 years - photo ID is required at check in and should you be under 18 years, we will be unable to have you stay in the house and the room charge will be taken.
CHECK IN
As a family house and business, our check in times are due to the cleaning times of the rooms and the comfort of guests in the house in the evening. Please refrain from arriving early or late expecting to gain entry into the house as we are not always present and the bell does not ring in the area of the house where all the guest rooms are situated. Should you require a check in time outwith our times, please book one of the hotels who will have the staff to accommodate your requests.
Cancellation Policy
Cancellation less than 14 DAYS notice prior to midday on the day of your arrival, failure to advise of your cancellation, or a 'NO SHOW' incurs a charge of 100% of the accommodation cost. All other cancellations or amendments to bookings incurs an administration charge of £10.00 per room. Plans can change or events happen, therefore, we strongly recommend that you have adequate insurance cover to avoid financial losses if cancellations have to be made. VISA, MasterCard or Debit Cards are accepted, not AMEX.
We reserve the right to cancel any booking deemed unsuitable.
Group Bookings Cancellation Policy
Please phone for any group bookings of 3 or more rooms. We will not accept any bookings for 3 or more rooms without prior telephone consultation and agreement.
A group booking is 2 or more rooms. To secure your group booking we require a 50% non-refundable deposit in advance. We require 14 days notice of any cancellation (full or in part) prior to midday on the expected date of arrival in order not to incur the remaining 50% payment. Any cancellations within 14 days of arrival will be subject to 100% of the accommodation cost.
Please note we do not have a communal lounge, however we have two fantastic eating establishments with lounges, 2 minutes walk away.
Any damage caused to our property will result in a charge to the guests’ credit card. |
